To All Unit Owners:
The Board of Trustees recommends that you please check the website periodically for updates. The Board is aiming towards sending news blasts more often, and as needed to communicate to unit owners to keep you informed and up to date on changes or issues that may come up with Harbor Landing.
We would like to thank the Building Committee that consisted of John Vitale, Joe Geraci, Steve Pizzi, Kevin Donnelly, and Don Welinsky. The Building Committee worked hard and each of them brought bids for picking the contractor for Harbor Landing Roofs. Once the committee had worked through who they wanted they chose the 3 best bids. On October 18th, 2017 the Building Committee met with the Board at the Colonial Inn in Concord, MA. After a few exchanges of the 3 proposed bids, the Building Committee said that they recommended Associate Roofing.
The Board then took the bids home and reviewed them and decided that Associate Roofing would be the contractor to do the work. The Board was pleased with Associate Roofing since they have a on island presence and if something needed to be reworked they would be available. They were in the price range that the Board saw fit to do the work. Also Associate Roofing had over 30 pages of references they are recommended for their commercial and residential work throughout the island.
Associate Roofing will be starting work the week of November 13th, weather permitting and should be completed by the end of the week. John Vitale one of the Building Committee Members and unit owners, volunteered to be on site to oversee the project and to ensure that Associate Roofing is doing their job and watching out for Harbor Landing. Sue, spoke to Mike Lynch the president of Associate Roofing on several occasions and he has assured her that he wants to do whatever it takes to make Harbor Landing happy.
Maintenance fee invoices are going out late this year, and we are concerned about this matter. Vickie told us that the unit owners have a 15-day grace period. We will communicate more on this on the website depending on when the invoices go out so that no one has to worry about an undeserved late fee.
Thank you to those that have paid their assessment fees. There is about $50,000 assessment fee that hasn’t been paid yet. The owners who haven’t paid the assessment fee will be reminded in their maintenance bills. According to the condominium rules if the assessment or maintenance fees are not paid the owner cannot use or trade their week until it is paid, also if your fees are not paid in full you cannot run to be on the board or any committee.
If you are having trouble paying the assessment, a payment plan can be worked out.
The Board of Trustee’s is working hard to keep Harbor Landing operating smoothly and to do maintenance work and updates for everyone’s enjoyment.
